Did you know ...

Neither Michigan nor Ohio licenses home inspectors.  Many home inspectors become home inspectors after taking a short course, usually two weeks or less, in home inspection.  They then become "certified" by one of the many home inspection companies or organizations after only a few short months of field experience.  Your inspector, George Wells, has been in construction, engineering and maintenance for 35 years and is LICENSED by the Ohio Construction Industry Examining Board, an official regulatory department of the State of Ohio as a contractor, LICENSED by the Ohio Department of Agriculture as a Wood Destroying Insect Inspector, CERTIFIED as a home inspector by the International Association of Certified Home Inspectors (InterNACHI) and CERTIFIED (Certified Fee Inspector) by the North American Association Network of Appraisers and Inspectors.

eorge is also a State of Ohio licensed and is an approved instructor for several skilled trades by the States of Ohio, Michigan and New York.  He is authorized by the State of Ohio to teach Electrical, Plumbing, Heating Ventilating and Air Conditioning, Hydronics, and Refrigeration.  He is authorized by the State of Michigan to teach Master Electricians, Fire Alarm Technicians, and Sign Specialty Technicians.  George is also a New York state approved instructor for home Inspection and business and is an adjunct faculty member at Merrell Institute on Long Island, New York.

In addition to doing home inspections, George does commercial and industrial inspections, scientific investigations (building failures, equipment failures, etc), construction consulting, construction dispute resolution, owner's representation and project management on construction projects.

George has inspected many millions of dollars worth of construction.  He also owned and operated an electrical and building maintenance contracting company for several years.

Before Your Home Inspection (Please Read)

Buyers and sellers, my goal is to do a thorough inspection and to have everything go as smoothly as possible.  I follow clearly defined procedures that are designed to ensure that everything goes as smoothly and efficiently as possible. Please read the following sections carefully and complete the necessary paperwork in advance.

Pre-inspection Checklist

I have prepared a checklist for you to use to ensure that the property is ready for inspection upon my arrival. Please e-mail a completed copy of the form to me at least 12 hours before the inspection or leave a completed copy of the form for me at the property. Download

Utilities

Utilities (electricity, natural gas, water, etc.) must be on at the time of the inspection. Any systems, equipment or components that rely on the utilities being on for normal operation will only be inspected if the utilities are on.  If the utilities are off upon my arrival but can be turned on from within the property, I will need permission to turn on the utilities. Inspection Procedures

In order to ensure a proper and complete inspection, I follow defined procedures.  It is important that I be able to follow my procedures without impedance or distractions so I limit who can be present during the inspection.  As my client, you are welcome to be present during the entire inspection or for any portion of the inspection. You may prefer to arrive approximately two hours after I begin the inspection. That will give us plenty of time to review my findings and for me to answer all your questions. I allow four hours for all home inspections.

Our conversations are privileged and confidential.  To ensure that we are able to talk openly and freely, and to ensure that we are able to proceed unimpeded, the seller may not be present during a home inspection. Only my client and my client's real estate agent may be present. Under certain circumstances, the seller's agent may be present but the seller's agent cannot participate in the inspection.    

Payment

Payment is due at the time of the inspection. Acceptable forms of payment are cashier's check, US Postal Service money order or cash.
